Coplin Plantation Subdivision

On November 4, 2025, the Commission received an application for a Subdivision Permit pursuant to 12 M.R.S § 685-B (Application SP 4103) from Loaf Land Development, LLC (Applicant). The Applicant is seeking approval for a thirteen-lot, high-density, basic layout, upland, residential subdivision in Coplin Plt., Franklin County. The Subject Parcel is approximately 24.5 acres in size and described as Maine Revenue Service Map FRP01, Plan 7, Lots 2 and 12. The Subject Parcel is located within a Residential Development (D-RS) subdistrict.
The Applicant is proposing 13 new subdivision lots with building envelopes and a new subdivision road. The application is currently incomplete for processing.
On January 16, 2026, the Commission received a public hearing request for pending application SP 4103, which will be considered once all information needed to complete the review has been submitted. Once the LUPC staff completes gathering and analyzing information, the Commission will consider beginning its formal public hearing process, currently anticipated for Spring 2026.
